The Delhi-Dehradun Expressway, which is 213 kilometers long, was inaugurated by Narendra Modi on April 14. It is likely to reduce the travel time to two-and-a-half hours from more than six hours currently. The expressway runs through Delhi, Uttar Pradesh & Uttarakhand.
As per experts, there will be increased demand for land, housing plots, logistics & warehousing. Some areas that are likely to benefit include Muzaffarnagar, Saharanpur & peripheral areas of Dehradun. The junction areas of the expressway are likely to gain as well.
There will probably be an increase in demand for luxury second home property in Dehradun because of increased access.
“The Delhi-Dehradun Economic Corridor will significantly boost real estate valuations in North India. Upgrades to major connectivity projects result in shortened travel times, which reinvigorates the demand for residential & commercial real estate along the corridor,” said Santhosh Kumar, vice chairman - ANAROCK Group.
“The influence zone of this particular corridor encompasses Muzaffarnagar, Saharanpur & the outskirts of Dehradun. We are already seeing early-stage land acquisition & plot-based investment interest in these relatively small markets, which so far were at best modest blips on the real estate radar. Over the next three to five years, this corridor could change the geography of North India's real estate in a big way,” he said.
Property Value Appreciation & Investments
Property prices could appreciate up to 15%-25% in selected zones. The demand for land plots, villas, builder floors & holiday homes will rise. Industrial parks in Baghpat & a logistics park in Ghaziabad will generate employment opportunities, thus fueling demand for housing & commercial properties.
Prospective growth areas in the Delhi-NCR region include Loni, Mandoli, Narela & Bawana. The Sahibabad zone & East Delhi localities will also witness gains.
These include Shahdara, Seemapuri, Karawal Nagar, Sonia Vihar & Yamuna Vihar. Tronica City too will witness appreciation. Moving forward, Baghpat, Baraut, Shamli & the outskirts of Muzaffarnagar will develop. Saharanpur, Chhutmalpur, Mohand & Doiwala will be among the beneficiaries.
Other major development areas will be the Rishikesh bypass area, Rajpur Road & the Mussoorie foothills. The early birds will reap significant profits from their investments. Plot lands & builder floors will be in great demand.
The price of farmland starts from ₹12,000 per sq yard up to ₹20,000 per sq yard. The builder floors cost ₹35–60 lakh. The villas are priced from ₹80 lakh to ₹1.5 crore, whereas holiday homes are priced between ₹30–70 lakh.

The expressway will lead to an increase in industrial & warehousing development due to connectivity to many industrial clusters. This expressway is linked to the National Capital Region (NCR). The route passes through the NCR cities including Ghaziabad, Noida, Greater Noida & Meerut. Apart from the NCR cities, this expressway also provides connectivity to Muzaffarnagar, Saharanpur &Dehradun.
“With improvements in connectivity driven by the expressway, we anticipate 1-2 million sq.ft. of Grade A supply infusion in these Delhi NCR micro markets over the course of next few years. On a similar note, the expressway will lead to demand traction & annual leasing can potentially touch 1-1.5 million sq ft. Additionally, connectivity enhancement is likely to support hospitality & second homes market in & around Haridwar, Rishikesh & Dehradun,” he said.
Project Details & Timeline
This is a six-lane access-controlled highway project with a cost of over ₹12,000 crore. The total project cost is estimated to be ₹11,868.6 crore. The project construction started in February 2021, when Nitin Gadkari laid the foundation stone. Narendra Modi, Prime Minister of India, laid the second foundation stone in December 2021. The initial deadline for the project was fixed as December 2024. On the other hand, a 32-km stretch from Akshardham to Khekra, via Ghaziabad, was opened for use in December 2025.
This expressway contains more than 100 underpasses along with five railway overbridges. It connects with the Delhi–Mumbai Expressway & Eastern Peripheral Expressway. It also links routes to Haridwar & Roorkee. The project has four phases.
- Phase 1 covers a 32-km, 12-lane stretch from Akshardham to Baghpat.
- Phase 2 spans 118 km with six lanes, seven interchanges & 60 underpasses.
- Phase 3 covers 40 km from Saharanpur Bypass to Ganeshpur.
- Phase 4 connects Ganeshpur to Dehradun over 20 km.
