UAE Launches Dh118.3bn Property Projects Amid War
UAE launches 59 property projects worth Dh118.3bn, showing strong real estate resilience despite ongoing regional tensions.

The UAE property market has continued to show resilience despite ongoing regional tensions, with 59 new real estate projects worth Dh118.3 billion launched since the conflict began, according to the latest data from Property Monitor.

The newly launched projects account for more than 12,000 residential units across the UAE, highlighting sustained confidence among developers even during a period of geopolitical uncertainty.

“This continued launch activity reflects sustained developer confidence & the market’s ability to progress despite short-term uncertainty. The total estimated gross sales value (GSV) of all those units launched is Dh118.3 billion,” said Matt Gregory, senior director of strategy at Bayut & dubizzle.

The regional military conflict involving the US, Israel & Iran escalated on February 28. Following the US-Israel attacks, Iran targeted the UAE & other Gulf countries with missiles & drones.

The property sector, which had already entered a correction phase after a strong five-year rally, faced pressure due to the conflict. However, the market has shown signs of recovery since the ceasefire, supported by steady buyer activity & continued investor confidence.

As per Bayut & dubizzle data, established residential communities across Dubai continued to attract strong buyer interest, particularly areas known for lifestyle appeal, mature infrastructure & end-user demand.

In Dubai’s ready property segment, Jumeirah Village Circle, Business Bay, Downtown Dubai, Dubai Marina & Arjan emerged as the most searched apartment communities. For villas, Damac Hills 2, Dubai Hills Estate, Arabian Ranches 3, Arabian Ranches & Dubai South recorded the highest buyer interest.

The off-plan market also maintained momentum during the period. Majan, Jumeirah Village Circle, Dubai South, Jumeirah Village Triangle & Business Bay were among the leading apartment destinations for off-plan buyers. In the villa segment, buyer interest remained strong in communities such as Damac Lagoons, The Oasis by Emaar, Dubai South, Mohammed Bin Rashid City, and The Valley by Emaar, which continued to attract significant demand.

Rental demand remained concentrated in both established & emerging family-focused communities. Jumeirah Village Circle, Arjan, Business Bay, Dubai Marina, and Meydan emerged among the most searched areas for apartment rentals. Meanwhile, Damac Hills 2, Dubai South, Mirdif, Arabian Ranches 3, and The Valley by Emaar ranked as some of the most preferred locations for villa rentals.

The latest industry data also pointed towards a gradual recovery across major market engagement indicators nearly two months after the onset of the regional uncertainty.

Bayut & dubizzle Property revealed during a media briefing that property seeker activity, agent engagement & high-intent enquiries have steadily improved, reinforcing confidence in the UAE real estate market.

As per platform data, active users recovered to 85% of the 2026 baseline by day 58 of the conflict, while unique buyers returned to 87%. Platform engagement metrics also showed strong recovery, with impressions reaching 92% of the 2026 baseline, views climbing to 89% & high-intent enquiries recovering to 80 per cent.
