Emaar Properties has launched plans for a huge $55 billion city district project in Dubai, which is set to become one of the biggest real estate projects ever in Dubai. The development is said to house around 150,000 people and is an indication of Emaar's belief that there will be continued demand for properties in Dubai despite its geopolitical challenges.
The planned community will cover around 4.5 million square metres of area and comprise residential towers, villas, office space and shopping centres. As described by Emaar Properties chairman and CEO Mohamed Alabbar, the planned project will be the biggest in the history of the real estate firm.
This move follows efforts by Dubai to restore investor confidence amid the instability in the region that has occurred early in the year. Although there have been worries about geopolitics affecting markets in the Gulf countries, Dubai’s real estate market has remained attractive to foreign investors and consumers.
Among the important features of the project are its location, with its stunning views of some of Dubai’s prominent landmarks such as the Burj Khalifa, Burj Al Arab, and Palm Jumeirah. However, no information has been provided yet on the phases of construction and the financing of the project.
The news comes amid an important change in the ownership structure of the company. Back in May, Dubai Holding acquired 22.27% stake in Emaar, becoming the major shareholder with a stake worth 29.73%.
Despite the magnitude of the statement released by the company, Emaar shares have been under some pressure for quite a while now. The company's shares were quoted at 10.88 dirhams at the end of Thursday's trading session, having fallen by 36% from their February 2026 peak of 17.10 dirhams.
However, the real estate industry in Dubai is showing great potential. Last year, 270,000 transactions totaling 917 billion dirhams took place in the region, marking an increase of 20% from the previous year.
